How to build a prefabricated industrial plant of more than 5,000 square meters?
In North American industrial real estate development, constructing a plant exceeding 5,000 square meters is a complex system engineering project. Building Dimensions: 121.92m × 45.72m (approximately 400ft × 150ft).
Building Area: 5,574 square meters.
Structural System: Portal frame structure.
Core Components: Q355B H-beams (beams and columns), C-beams (purlins), PU sandwich panels (enclosure).
Installation and Implementation Steps
Phase 1: Foundation Construction and Pre-embedding
Concrete Pouring: Deep foundation excavation and reinforced concrete foundation pouring were carried out according to the load design provided by Canglong.
Floor Preparation: Simultaneously, a large area of hardened flooring is constructed to ensure the ground’s flatness meets the requirements for storing heavy equipment.
Anchor Bolt Pre-embedding: This is the most crucial step. High-strength anchor bolts are precisely pre-embedded before the concrete initially sets, providing accurate support points for subsequent steel column installation.

Second Stage: Main Frame Installation
Column Installation: H-beam columns are vertically hoisted onto the pre-embedded bolts using a crane. After calibrating the verticality with a theodolite, initial tightening is performed.
Main Beam Splicing and Hoisting: H-beam main beams are spliced in sections on the ground and then hoisted as a whole. High-strength bolts connect the beams and columns, forming a stable portal frame.
Support System: As the frame rises, inter-column bracing and horizontal bracing are installed simultaneously to ensure the longitudinal stability of the structure during construction.
Third Stage: Secondary Structure Construction
Purpler Installation: C-shaped steel roof purlins are installed above the main beams, and wall beams are installed between the columns. These components not only support the building envelope but also transfer wind loads and enhance overall rigidity.
Pre-installation of Drainage System: Install gutters at this stage to ensure smooth operation of the subsequent roof drainage system.

Fourth Stage: Envelope System Installation
Roof Panel Installation: Lay PU (polyurethane) sandwich panels. The superior insulation performance of PU panels will significantly reduce energy consumption in North America’s extreme cold or heat. Simultaneously embed skylights to optimize natural indoor lighting.
Wall Panel Installation: Vertically install PU sandwich panels on the walls. This “sandwich” structure is not only aesthetically pleasing but also allows for extremely fast construction, quickly completing the building enclosure.
Fifth Stage: Accessories and Finishing
Door and Window Installation: Install industrial sliding doors, aluminum alloy windows, and fire escape doors according to the pre-drilled openings.
Drainage Connection: Install downpipes and connect them to the gutters and surface drainage system.
Sealing Treatment: Apply professional sealant to all joints and corners to ensure excellent airtightness and waterproofing of the building.
